Why buyers choose Carcavelos
Carcavelos is the first Cascais stop on the train from Lisbon and has grown into a busy town between the A5 and the sea. Its beach is the largest on the Linha, Nova SBE has brought students and staff since 2018, and the large Quinta dos Ingleses site between station and beach is before the courts.

Getting around
Infrastructure & access
Carcavelos station, between Rua Dr. Manuel de Arriaga and Av. Melo Antunes, has trains every 15 minutes at peak and every 20 minutes off-peak; late in the evening, replacement buses run between Caxias and Cascais during the modernisation works (Infraestruturas de Portugal, since 6 April 2026). The A5 has its own Carcavelos junction, and the Marginal passes the beach at 50 km/h. The Centro de Saúde de Carcavelos is at Quinta do Barão; the nearest hospitals are the Hospital de Sant'Ana in Parede and the public Hospital de Cascais in Alcabideche.

Education
St. Julian's School is in Carcavelos itself and teaches ages 3–18 in a British curriculum with the IB Diploma and Career-related Programme; the school states that most classes for 2026/27 are full and keeps waiting lists. St. Dominic's International School (full IB) is in neighbouring São Domingos de Rana, and Oeiras International School in Barcarena runs its own bus routes from Cascais, Estoril and Parede. Public schools belong to the Agrupamento de Escolas de Carcavelos, based at the Escola Básica e Secundária de Carcavelos, with primary schools in Arneiro, Lombos, Rebelva and Sassoeiros.

Most homes are apartments: buildings from the 1970s to the 2000s around the station and the Marginal, and 1990s–2010s condominiums inland towards Quinta dos Lombos, Rebelva and Sassoeiros. Detached and terraced houses are fewer, often on former quintas divided into estates. Nova SBE has created demand for rooms and small flats since 2018. For context, INE's median new-lease rent for Cascais municipality was €16.43/m² per month in Q1 2026.

The Quinta dos Ingleses development between the station and the beach, reported at about 850 licensed homes plus a shopping centre and a hotel (idealista, 7 July 2026), is contested: a popular action and injunction filed in October 2025 by the civic movement 66 pela Quinta halted the works, and hearings at the Tribunal Administrativo e Fiscal de Sintra resumed in September 2026, with no ruling as of 28 September 2026 (press). If views, parking or nearby construction matter to you, check the Plano de Pormenor and the case status before signing.
