A Blue Flag surf beach
Praia de São Pedro do Estoril kept its Blue Flag in 2026 (Câmara, 29.06.2026); it is about 280 m long and hosts surf and bodyboard competitions.
Two residential seaside villages between Estoril and Parede, with a surf beach, a marine protected area and two stations.
In short. São João and São Pedro do Estoril are mainly residential and share the parish median of Cascais e Estoril: €5,459/m² in the 12 months to March 2026 (INE, parish level), a figure that also includes Cascais town and Estoril. They suit families and commuters who want a Blue Flag beach, two stations 32–34 minutes from Lisbon and quieter streets than the resort centre.
INE median sale price per m² for the parish of Cascais e Estoril, 12 months to March 2026 (INE, parish level). The parish stretches from Cascais town to São Pedro do Estoril; INE does not measure São João or São Pedro separately, so we do not quote a village-level price. Train: São Pedro do Estoril 32 min and São João do Estoril 34 min to Cais do Sodré off-peak (CP, from 6 April 2026). Airport: rough free-flow drive. Beach: from São Pedro station to the Blue Flag beach. Photo: Estevão Gueiros, Unsplash License, via Unsplash.
Life in São João and São Pedro do Estoril
East of Estoril, the train stops at São João do Estoril and then São Pedro do Estoril, two former bathing resorts where homes now outnumber hotels. Small beaches and old forts alternate along the coast, and inland the streets climb towards the A5.

Avencas, also a 2026 Blue Flag beach, lies inside the Avencas Marine Protected Area, created in 2016 for the rocky shore between Parede and São Pedro.
Both villages are residential, with shops along the station streets, a parish-run market in São Pedro and the municipal health centre in São João.
Where it is
The two villages lie between Estoril to the west and Parede to the east, on the coast of the parish of Cascais e Estoril. São Pedro meets Parede at Avencas beach; São João meets Estoril at Poça beach.

Getting around
São João do Estoril station (Rua Nova da Estação, opened 1889) and São Pedro do Estoril station (Rua Carvalho Araújo) have trains every 15 minutes at peak and every 20 minutes off-peak, with buses replacing trains at night during the modernisation works (Infraestruturas de Portugal, since 6 April 2026). The Marginal (EN6) follows the coast; the A5 is reached at the Estoril or Carcavelos junctions. The Centro de Saúde de São João do Estoril on Rua Prof. Egas Moniz houses several family-health units, and the Hospital de Sant'Ana in Parede, Hospital CUF Cascais and the public Hospital de Cascais are a short drive away. CascaiShopping is about 5 km away.
Schools & family
The nearest international school is Prime School International in Alapraia (Cambridge, ages 3–18). St. Julian's in Carcavelos (British curriculum plus IB Diploma) is a short drive east and says most of its classes for 2026/27 are full. St. Dominic's (IB) runs a bus route covering Estoril, Parede and Carcavelos. Public schools belong to the Agrupamento de Escolas de São João do Estoril, with the Escola Secundária de São João do Estoril, and the Agrupamento de Alapraia, which includes the EB São Pedro do Estoril.
Homes
São Pedro was promoted as a bathing resort from 1905 and took its present name in 1926, and villas from that era still stand near the coast. Inland, on the street grid north of the railway, the stock is mostly detached houses and small apartment buildings from the 1960s to the 1990s. Newer condominiums sit on the slopes above the Marginal towards the A5. Compared with Estoril there is less resort architecture and more everyday family housing.
Before you buy
Houses between the railway and the Marginal can hear both, so check noise at different times of day. If you want a boat or jet ski, note that the Avencas protected area bans motorised water sports and anchoring, and recreational fishing there is suspended by a port authority notice. The seafront promenade works, whose contract was awarded on 24 February 2026, run from Cascais to Azarujinha in São João, with about 900 days of works reported and no start date announced (press).
