Two Blue Flag beaches
Parede and Avencas both hold the Blue Flag in 2026 (Câmara, 29.06.2026), and Avencas lies inside a marine protected area.
A compact seaside town with two Blue Flag beaches, a marine reserve and its own market, 29 minutes from Lisbon by train.
In short. Parede shares the parish of Carcavelos e Parede, whose median sale price was €4,870/m² in the 12 months to March 2026 (INE, parish level). Two Blue Flag beaches, a compact old centre around the station and a 29-minute train to Lisbon make it a good fit for families and year-round residents who prefer an everyday town to a resort.
INE median sale price per m², 12 months to March 2026, for the whole parish of Carcavelos e Parede (INE, parish level). INE publishes no separate figure for Parede. House listings in the parish had a median asking price of €1,675,000 (asking price, rankingimobiliario.com, 04.09.2026), a different measure from sale prices. Life in Parede
Parede grew around its station and Praça 5 de Outubro and still works like a small town, with its own market, health centre and hospital. Its shoreline includes the sandy Praia da Parede and the rocky Avencas, both Blue Flag beaches in 2026. A former coastal battery on the seafront is being turned into a public park.

The station, the market on Rua José Relvas, the Centro de Saúde on Rua José Elias Garcia and the orthopaedic Hospital de Sant'Ana are all within the town.
The former Bataria da Parede, about 7 ha, is being converted into an urban park with an underground military museum; works began in May 2025.
Where it is
Parede lies between Carcavelos to the east and São Pedro do Estoril to the west, on the coast of the parish of Carcavelos e Parede. Inland, the town rises towards Murtal and the parish of São Domingos de Rana.

Getting around
Parede station on Praça 5 de Outubro has trains every 15 minutes at peak and every 20 minutes off-peak (CP, from 6 April 2026); at night the Caxias–Cascais section is served by replacement buses during the modernisation works. The Marginal (EN6) runs along the seafront at 50 km/h, and the nearest A5 access is the Carcavelos junction. The Centro de Saúde da Parede, at Rua José Elias Garcia 1057, groups several family-health units, and the public Hospital de Cascais is in Alcabideche. CascaiShopping is about 7 km away; daily shopping is around the station and the market.
Schools & family
St. Dominic's International School (full IB continuum, ages 3–18) in São Domingos de Rana and St. Julian's School in Carcavelos are each about 3 km away. St. Dominic's Estoril bus route includes Parede, and Oeiras International School runs its own buses from Parede. Public schools belong to the Agrupamento de Escolas da Parede, with the Escola Secundária Fernando Lopes Graça, and the Agrupamento Matilde Rosa Araújo, whose school of the same name is listed in Parede.
Homes
The centre around the station has town houses and small buildings from the early and mid-20th century. On the slope north of the Marginal come apartment blocks and single-family houses from the 1960s to the 1990s, with newer condominiums towards Murtal and São Domingos de Rana. Across the parish, apartment listings outnumbered house listings about two to one (84 to 38, rankingimobiliario.com, 04.09.2026), and several new apartment and villa projects were under construction in Parede in 2026.
Before you buy
On the seafront, the Ministério Público has asked the Sintra administrative court to order demolition of the top three floors of the Hilton Cascais Residences building, alleging breaches of the municipal plan and the maritime public domain (idealista, 24 July 2026, citing Expresso); the Câmara, which contests the action, has until 6 October 2026 to reply, and the case is pending. For any new build near the coast, have a lawyer check height, licensing and pending litigation. The Avencas reserve bans anchoring and motorised water sports, and the Bataria park works have no announced end date, so expect construction nearby.
