Cascais real estate — independent expert guidance for international buyers
We work for you as the buyer, never for the seller. Leitstern Cascais Estates helps international buyers choose between Carcavelos, Estoril, the old town and the Guincho coast, check the homes that fit the brief and reach the deed knowing every cost in advance.
In short. Cascais is the coastal municipality west of Lisbon on the Linha de Cascais, 27–40 minutes by train from Cais do Sodré. Homes sold for a median €4,889/m² in the 12 months to June 2026 (INE), 14.6% more than a year earlier and the second-highest level in Portugal after Lisbon. Leitstern Cascais Estates are independent Cascais property experts on the buyer's side: areas, prices, costs, due diligence and the deed.

Cascais, area by area
For a buyer, the municipality breaks down into nine quite different areas. INE parish medians for the 12 months to June 2026 run from €4,068/m² in São Domingos de Rana to €5,623/m² in Cascais e Estoril.

The beaches
Which Cascais beaches fly the Blue Flag in 2026?
Seven of them: four on the sheltered south coast served by the railway, and three on the open Atlantic west of the town (Câmara Municipal de Cascais, 29 June 2026).
Along the Linha
Calmer water, a short walk from the stations.
- CarcavelosWide surf beach in front of the university campus
- ParedeTown beach below the Marginal
- AvencasRock pools inside the Avencas marine protected area
- São Pedro do EstorilSmall cove that hosts surf and bodyboard contests
On the Atlantic coast
Wind, waves and dunes inside the Natural Park.
- Guincho NorteNorthern end of the Guincho bay
- Guincho SulSouthern end, below the coast road
- CresminaNext to the Cresmina dune system
Tamariz, Moitas and Poça, the beaches nearest Estoril and Monte Estoril, did not receive the flag in 2026. If a sales description of an Estoril flat still promises a Blue Flag beach on the doorstep, it is out of date.
Living on the Linha de Cascais
How long does the train from Cascais to Lisbon take?
Off-peak, 27 minutes from Carcavelos and 40 minutes from Cascais to Cais do Sodré, on the CP weekday timetable in force since 6 April 2026. At peak, allow about 3 minutes more.
Every train stops everywhere. Since April 2026 there are no more express services: trains run every 15 minutes at peak and every 20 minutes off-peak and at weekends.
Works at night. Infraestruturas de Portugal is renewing the track, electrification and signalling, and has closed the Caxias–Cascais section at night since 6 April 2026, with replacement buses. The press expects the works to be finished in 2028, and new trains to enter service from 2029.
Buses. MobiCascais municipal buses are free for holders of the Viver Cascais card, which residents, students and people who work in Cascais can get.
For a daily commuter, a walk of a few minutes to a station often matters more than the parish price.

Schools
Which international schools can Cascais families use?
Several international schools sit inside the municipality, and two more are 15–20 minutes away just across its northern boundary. Places at the popular ones are often decided a year ahead, so the school search usually comes before the house search.
German-speaking families should note that the Deutsche Schule Lissabon closed its Estoril campus from the 2026/27 school year; all classes are now taught in Lisbon (Telheiras).

How we work
How does buying with us work?
We act for you, the buyer, from the first call to the day you get the keys. The route has six steps, and you know what each of them costs before you make an offer.
Costs on the table first. Taxes, lawyer, notary and registration usually add 7–11% to the price; a buyer who has never been tax-resident in Portugal pays a flat 7.5% IMT and should budget closer to 10%. We go through the figures for your case before you commit.
Who pays the sales commission? In Portugal it is normally the seller, under the contract they signed with the agent marketing the home.
