Where to live in Cascais: nine areas compared for 2026
A side-by-side view of the nine areas we cover, from the station towns on the Linha de Cascais to the villas around Quinta da Marinha and the inland parishes where prices are lower.
In short. Homes in Cascais sold for a median €4,687/m² in the 12 months to March 2026 (INE), but the parish medians behind that figure run from €3,934/m² in São Domingos de Rana to €5,459/m² in Cascais e Estoril. This guide compares nine areas on price, train time to Lisbon, nearest Blue Flag beach and international schools, for buyers who are still deciding where in Cascais to live.
No single area of Cascais is right for everyone: the answer depends on whether you need a train to Lisbon, a short school run or more space for the money. Car-free commuters are well served by the station towns on the coast; buyers after villas on large plots look at Birre, Quinta da Marinha and Guincho; and budgets stretch furthest in Alcabideche (€4,159/m²) and São Domingos de Rana (€3,934/m²), INE parish level, 12 months to March 2026.
How do the nine Cascais areas compare?
The matrix below puts the nine areas side by side. Prices are INE medians of actual sales at parish level for the 12 months to March 2026. Cascais has only four parishes, so several areas share one figure; the municipal median for the same period was €4,687/m² (INE, released 17 July 2026).

Train times are scheduled weekday off-peak journeys on the CP timetable in force since 6 April 2026; peak trains take about three minutes longer, and every train stops at every station. Blue Flag status follows the Câmara's list for 2026.
The nine areas in brief
Cascais town
The historic centre around the Cidadela, the Bairro dos Museus and the marina puts the Mercado da Vila, the shops and the train terminus within walking distance. Housing is mostly low-rise town houses and small apartment buildings, with pedestrianised streets and little parking. The town beaches, Conceição, Rainha and Ribeira, are not on the 2026 Blue Flag list. More in the Cascais town area guide.
Estoril and Monte Estoril
Estoril grew from the 1910s as a planned resort around the park and the Casino, which opened in 1931, while Monte Estoril climbs the hillside in chalets and apartment buildings above the paredão. Flats cluster near the two stations and the Marginal; detached houses sit on the upper streets. Tamariz and Moitas did not get the Blue Flag in 2026, so the nearest flagged beach is São Pedro do Estoril. See the Estoril & Monte Estoril guide.
São João and São Pedro do Estoril
These two mainly residential localities mix early-20th-century villas near the sea with detached houses and smaller blocks on the streets inland. São Pedro do Estoril beach and Avencas both hold the 2026 Blue Flag; Avencas lies inside a marine protected area created in 2016. Two stations serve the area. Read the São João & São Pedro do Estoril guide.
Carcavelos
Carcavelos is the area closest to Lisbon by train, 27 minutes off-peak, and its beach, the largest on the Linha and a well-known surf spot, holds a 2026 Blue Flag. The Nova SBE campus, here since 2018, creates steady demand for student rentals, and St. Julian's School sits in the parish. The legal challenge to the Quinta dos Ingleses development between the station and the beach was still being heard in court in September 2026. See the Carcavelos area guide.
Parede
Parede has a compact centre around the station square, Praça 5 de Outubro, a municipal market and two Blue Flag beaches, Parede and Avencas. Homes range from older town houses near the station to apartment blocks and newer condominiums up the slope towards Murtal. The old coastal battery is being turned into a park of about 7 ha, with works under way since May 2025. More in the Parede area guide.
Birre and Quinta da Marinha
West of the town, where the A5 ends at the Rotunda Delfim Santos, housing thins out into detached villas on large plots, golf-course settings at Quinta da Marinha and older village houses in Birre and Aldeia de Juso. There is no station; MobiCascais buses run to the Cascais terminus. Guincho Norte, Guincho Sul and Cresmina, all Blue Flag in 2026, are the nearest beaches. See the Birre & Quinta da Marinha guide.
Guincho, Areia and Malveira da Serra
This is the rural western edge of Cascais, inside the Sintra-Cascais Natural Park, with detached houses on large plots, old village houses and very few flats. Under the park plan (RCM 1-A/2004), a new home may only be built in complementary protection zones II and III, as a house for the landowner (or holder of the land-use rights) after a binding opinion of the park authority, with a building index of 0.03 (zone II) or 0.075 (zone III), on a plot of at least 5,000 m² or 2,000 m², with no more than 250 m² gross floor area. Check the zoning of any plot before you commit; the Guincho, Areia & Malveira guide has the detail.
Alcabideche
Alcabideche is the large inland parish (44,165 residents, Census 2021) that holds the public Hospital de Cascais, CascaiShopping and the Estoril racing circuit. Stock is mixed: flats and townhouses in Alcabideche village, Alvide and Amoreira, condominiums and houses in Manique, Bicesse and Alcoitão, and rural plots towards the Serra. Its INE parish median is €4,159/m². Read the Alcabideche area guide.
São Domingos de Rana
São Domingos de Rana (59,238 residents, Census 2021) lies inland behind Carcavelos and Parede and has the lowest of the four INE parish medians, €3,934/m². Tires, Abóboda, Trajouce and Matarraque are mostly apartment blocks and townhouse developments. The Tires aerodrome is in the parish, and on 10 March 2026 the mayor ruled out a runway extension. See the São Domingos de Rana guide.
Where can you live in Cascais without a car?
Carcavelos, Parede, São João and São Pedro do Estoril, Estoril, Monte Estoril and Cascais town are the realistic car-free choices, because each is built around its own station on the Linha de Cascais. Trains run every 15 minutes at weekday peak and every 20 minutes off-peak and at weekends, and Cais do Sodré is 27 to 40 minutes away depending on where you board.
There are two caveats. Since 6 April 2026 Infraestruturas de Portugal has closed the Caxias–Cascais section at night for modernisation works, with replacement buses (on weekdays from 21:50); the works are expected to end in 2028, according to press reports. And the inland and western areas have no station: from Alcabideche, São Domingos de Rana, Birre or Guincho you reach the train by bus or car.
MobiCascais municipal buses are free for residents, students and workers with the Viver Cascais card; the free fare does not cover intermunicipal Carris Metropolitana routes.
Where do families with school-age children look?
Most families choosing an international school pick the area around the school run. The Carcavelos, Parede and São Domingos de Rana triangle holds St. Julian's (Carcavelos) and St. Dominic's (Outeiro de Polima); Cascais town, Birre and Quinta da Marinha are nearest to King's College School Cascais, St George's and Aprendizes; Estoril has Prime School International at Alapraia; and Alcabideche has IPS Cascais at Bicesse. CAISL and TASIS Portugal are in Linhó, in Sintra municipality, about 15–20 minutes from Cascais.
Places are tight at some schools: St. Julian's says the vast majority of its classes for 2026/27 are already full. Confirm a place before you commit to an address; our guide to international schools in Cascais has curricula, ages and 2026/27 fees. German-curriculum families should note that the Deutsche Schule Lissabon closed its Estoril campus from 2026/27; all its pupils now attend the Telheiras campus in Lisbon.
Where do budgets go further?
Alcabideche and São Domingos de Rana are the two parishes where the same budget buys more space. Their INE medians, €4,159/m² and €3,934/m² for the 12 months to March 2026 (INE, parish level), sit below both the municipal €4,687/m² and the €5,459/m² of Cascais e Estoril; between São Domingos de Rana and Cascais e Estoril the gap is €1,525/m² (our calculation).
| Parish | INE median sale price €/m² | Apartments, median asking price | Houses, median asking price |
|---|---|---|---|
| Cascais e Estoril | €5,459 | €1,050,000 | €2,180,000 |
| Carcavelos e Parede | €4,870 | €692,000 | €1,675,000 |
| Alcabideche | €4,159 | €545,000 | €1,420,000 |
| São Domingos de Rana | €3,934 | €488,000 | €795,000 |
| Cascais municipality | €4,687 | €770,000 | €1.69 million |
The two right-hand columns are asking prices (portal aggregate, rankingimobiliario.com, 4–28 September 2026), not sale prices, and serve only to compare the parishes with each other.
The trade-offs are practical. Neither parish has a railway station, so most households need a car or a bus to Carcavelos, Parede or Estoril. In return, Alcabideche has the public hospital and CascaiShopping on its doorstep, and São Domingos de Rana sits next to A5 exit 8 (Parede, Carcavelos, Tires), just inland from the beaches at Parede and Carcavelos. Our Cascais property price index follows the INE figures each quarter; the next release is due on 23 October 2026.
Coast or inland: what changes?
The coast gives you the train, the paredão and the Blue Flag beaches; inland gives you larger plots and lower medians. All seven stations and the four flagged beaches on the south coast are in the coastal areas, and in Cascais e Estoril parish flats and houses are listed in roughly equal numbers (469 and 438, rankingimobiliario.com, 28 September 2026).
Inland, houses dominate: in Alcabideche 233 of 312 listed homes were houses, and in São Domingos de Rana 163 of 252 (same source, September 2026). If a garden matters more than a sea view, start with our houses and villas page; for a flat near a station, the apartments page. The western and northern fringe, from Malveira da Serra to Quinta do Pisão, lies inside the natural park, where new building is tightly limited.
Are you also considering Sintra?
Many buyers weigh Cascais against its northern neighbour, where the INE median was €2,908/m² over the same 12 months. Our sister site compares the two towns in its Sintra vs Cascais comparison.
