Two stations on the promenade
Estoril is 36 minutes and Monte Estoril 38 minutes from Cais do Sodré off-peak (CP, from 6 April 2026), and the promenade links both to Cascais on foot.
The early-20th-century resort between Cascais and São João: casino gardens, hillside villas and two stations on the Linha.
In short. Estoril and Monte Estoril belong to the parish of Cascais e Estoril, whose median sale price was €5,459/m² in the 12 months to March 2026 (INE, parish level). That figure describes the whole parish, not these two neighbourhoods alone. The area suits buyers looking for a house with a garden on the slopes, or a flat within walking distance of a station and the seafront promenade.
INE median sale price per m², 12 months to March 2026, for the whole parish of Cascais e Estoril (INE, parish level). INE does not separate Monte Estoril from Estoril or Cascais town, so differences between them are not measured, and we do not quote neighbourhood prices. Train: Estoril 36 min and Monte Estoril 38 min to Cais do Sodré off-peak (CP, from 6 April 2026). Airport: rough free-flow drive estimate. Beach: Tamariz, next to Estoril station. Life in Estoril and Monte Estoril
Estoril grew around the casino and its formal gardens, while Monte Estoril, on the hill towards Cascais, began in the late 19th century as a district of chalets and mansions. Today the two merge along the Marginal and the seafront promenade.
Estoril is 36 minutes and Monte Estoril 38 minutes from Cais do Sodré off-peak (CP, from 6 April 2026), and the promenade links both to Cascais on foot.
The slopes above the Marginal, including Alto do Estoril and upper Monte Estoril, hold much of the detached-house stock, from early chalets to rebuilt villas.
Prime School International's Estoril campus in Alapraia teaches the Cambridge curriculum from Early Years to A-level; King's College and St George's in Cascais are close by.
Where it is
Estoril and Monte Estoril lie between Cascais town to the west and São João do Estoril to the east, about 27 km from Lisbon by road (rome2rio, approx.).

Getting around
Both stations have trains every 15 minutes at peak and every 20 minutes off-peak, with replacement buses at night during the modernisation works (Infraestruturas de Portugal, since 6 April 2026). The Marginal (EN6), limited to 50 km/h since April 2025, follows the seafront; the A5 is reached at the Estoril junction or via Alcoitão. There is no municipal market in Estoril: residents use the Mercado da Vila in Cascais or the parish market in Alapraia. Primary care is at the Centro de Saúde de São João do Estoril on Rua Prof. Egas Moniz; the nearest hospitals are Hospital CUF Cascais and the public Hospital de Cascais in Alcabideche.
Schools & family
Prime School International's Estoril campus, on Rua Antoine de Saint-Exupéry in Alapraia, teaches the Cambridge curriculum from age 3 to A-level. The Deutsche Schule Lissabon closed its Estoril campus from the 2026/27 school year and now teaches only in Telheiras, Lisbon, so older references to a German school in Estoril are out of date. King's College School and St George's are in Cascais. Public schools belong to the Agrupamento de Escolas de São João do Estoril, whose secondary school is listed in Estoril, and the Agrupamento de Alapraia.
Homes
The housing reflects how the resort grew: early-20th-century villas and chalets on large plots, many converted or rebuilt; mid-century and 1970s–2000s apartment buildings along and above the Marginal; and small newer condominiums on infill plots. As a rule, flats are near the stations and the sea, detached houses higher up. For the whole parish, the median asking price was €1,050,000 for apartments and €2,180,000 for houses (asking prices, rankingimobiliario.com, 28.09.2026).
Before you buy
Flats directly on the Marginal get traffic noise even at 50 km/h, so visit at rush hour and check the glazing. With older villas, compare the areas in the land registry and tax record with what is built, and have your lawyer confirm that extensions and pools are licensed. Tamariz and Moitas lost their Blue Flags in 2026. The promenade rehabilitation between Cascais and Azarujinha, whose contract was awarded on 24 February 2026 (about 900 days of works, press; no start date announced), runs along this shore.
