Three Blue Flag beaches
Guincho Norte, Guincho Sul and Cresmina hold the Blue Flag in 2026 (Câmara, 29 June 2026); Praia do Guincho is about 800 m of open Atlantic beach.
Houses on large plots between the Atlantic and the Sintra hills, inside the Natural Park and bound by its rules.
In short. Guincho, Areia and Malveira da Serra lie inside the Parque Natural Sintra-Cascais and span two parishes: Areia and the Guincho coast in UF Cascais e Estoril (INE median €5,459/m²) and Malveira da Serra in Alcabideche (€4,159/m²), both for the 12 months to March 2026 (INE, parish level). The area suits buyers who want land, Atlantic wind and hills, and who accept strict building rules.
INE median sale price per m², 12 months to March 2026, for UF Cascais e Estoril, the parish of Areia, Charneca and the Guincho coast (INE, parish level). Malveira da Serra belongs to Alcabideche (€4,159/m²); neither figure is specific to these villages. Train: approx. 10–15 min by bus or car to Cascais station, then 40 min to Cais do Sodré (CP timetable from 6 April 2026). Airport (from Malveira): approximate free-flow drive (rome2rio). Life in Guincho, Areia & Malveira da Serra
West of Birre the built-up area thins out fast. Areia and Charneca are scattered villages among pines and fields, the Estrada do Guincho (N247) runs past the Cresmina dunes, and Malveira da Serra sits higher up on the Serra de Sintra. The Natural Park shapes what can be built here, and therefore what comes to market.
Guincho Norte, Guincho Sul and Cresmina hold the Blue Flag in 2026 (Câmara, 29 June 2026); Praia do Guincho is about 800 m of open Atlantic beach.
Park rules sharply limit new building, so the dunes, pine woods and hillsides are not open to large-scale development.
Mostly detached houses on rural or semi-rural plots and very few flats: land rather than a condominium.
Where it is
The north-western corner of Cascais municipality: the coast from Cresmina to Guincho, Areia and Charneca inland, and Malveira da Serra on the lower slopes of the Sintra hills, with Cascais town to the south-east.

Getting around
The nearest station is Cascais, 40 minutes from Cais do Sodré. MobiCascais lines run from Cascais station to Guincho via Areia (M15) and to Cresmina (M43), free with the Viver Cascais card; check current timetables. By car, A5 exit 12 takes the EN9-1 towards Malveira, Cabo da Roca and Guincho. With no municipal market in the area, shopping means Cascais town or CascaiShopping; primary care is at the health centres of Cascais and Alcabideche.
Schools & family
No international school sits inside the area. King's College School Cascais is in Cascais (age 1 to Year 12 in 2026/27), and IPS Cascais British International School in Bicesse teaches the National Curriculum for England from age 3 to Year 11. CAISL and TASIS Portugal are in Linhó, Sintra municipality. The 2018/19 municipal list places EB Areia-Guincho in the Agrupamento de Escolas de Cascais and EB/JI da Malveira da Serra in the Agrupamento de Escolas da Cidadela.
Homes
Supply is small: detached houses and villas on large plots in Areia, Charneca and Malveira da Serra, plus older village houses. Because park rules restrict new houses, most sales are existing homes, and any renovation or extension must fit the same rules.
Before you buy
The POPNSC (RCM 1-A/2004), built into the PDM in 2017, forbids new housing in the total, partial and complementary I protection zones; in complementary I only existing buildings may be altered or extended. In complementary II and III zones a house for the landowner may be built, subject to a binding park opinion, on a plot of at least 5,000 m² (II) or 2,000 m² (III), with a building index of 0.03 or 0.075 of the plot, at most 250 m² gross construction, 6.5 m height, two floors above ground and 750 m² of impermeable surface (arts. 20–24). The coast also falls under the POC-ACE programme (RCM 66/2019) with erosion and flood safeguard bands. Get the plot's PDM and POPNSC classification, and its REN or RAN status, in writing before paying a deposit.
